
Many people I know, including myself, earn a very respectable income wholesaling real estate. The salary is on par with lawyers, doctors, CEO’s. If you have a small team, you can easily earn $500,000+ per year in salary wholesaling real estate. If you have a larger team, with an acquisitions and dispositions team, you can earn $1,000,000 or more per year.
Thee majority of real estate wholesalers only do a few deals per year. Many do it as a side hustle to supplement their W-2 income. When I first started, I only worked part time hours. Maybe 8-10 hours per week. After all, I had a full time job. That’s all I could spare. What I accomplished in that 8-10 hours per week was nothing short of exceptional. During my first 6 months, I earned additional 10-15k per month wholesaling real estate. No joke.
Let’s break it down. If I’m working 8-10 hours per week, that’s 32-40 hours a month. Let’s call it 40 (fun fact: there are 4.33 avg weeks in a month). So, if I’m at 40 hours per month and I earn 10k, that’s $250/hour.
So there you go. Wholesale real estate salary = $250/hour.
These are conservative figures. I’ll be honest, some months I only worked 15 hours and made 20k. In fact, the other day I did about 1 hour of work and made 15k. The other guy involved that assisted me in that deal made 15k himself. He probably put in an hour of work, maybe 1.5 hours if he include a half hour of drive time. But it couldn’t have been more than that.
He played the role of acquisitions manager in that deal. This is an excellent way to learn the business and start making money right away.
Bottom line: The salary of a real estate wholesaler can vary. The top earners are at $500,000 to $1,000,000 (and up) per year. Most full time wholesaler’s earn over $100,000/year. Part time wholesaler’s can even earn six figures plus. If your goal is do a few deals a year, you can supplement your income by 30-50k.
It’s a very lucrative business and an excellent way to get into the real estate investing game.
